What's the deal with our coupons
and dues payments?
Each homeowner receives coupons for
the whole year at the beginning of each year. You are welcome to
go ahead and pay the whole amount for the year so you don't have to worry
about the quarterly payments. If you pay quarterly, just
include each quarter's coupon with your check. The penalties for
late payments are steep, so don't be late! Call Saul Jobe.

What’s
the purpose of the HOA? The main purpose is to pay for and handle the maintenance and enhancement of the common area in the neighborhood. The City of Richardson requires us to have a mandatory HOA in order to maintain this common area. We utilize a management company to handle the administration and contracts of the HOA, and have a group of volunteers to keep things going and to look out for the best interest of the neighborhood. The HOA also sponsors social events in the neighborhood to enable everyone to get to know each other, and monitors personal property for appropriate upkeep and maintenance. What about the Common Area?
Wyndsor Estates has over 9 acres of common area, the most of any neighborhood in Richardson. It requires a lot of work to maintain yet also adds to the overall aesthetics of the community. Why
does it cost so much, since we don’t have a community pool? Because we have a great deal of common area in the neighborhood. Drive down Carrington, Coventry or Hartford Drives to see your HOA dollars at work. We also maintain the perimeter areas of the neighborhood along Murphy, Renner and Brand Roads. Why
isn’t there a community pool? No place to put it, and it’s too expensive. It was voted down by the neighborhood years ago.
Where
does the $30 a month go, exactly? 1.12 professional fees (attorneys and accountants) 1.00 supplies 1.34 Insurance 0.55 Other/misc (taxes, etc) 0.77 Community Activities 5.34 Utilities (mostly water) 15.32 Landscape Maintenance 0.88 Sprinkler repairs 1.11 Reserves 2.75 management fee (PMG) (per budget figures) So about $21 for landscaping and water for the common areas, $2.75 for PMG, and $6.25 for everything else. We are usually over budget on our water consumption, so this comes out of our reserves budget.
What
happens if we don’t pay? You’ll go through a process of reminder letters, demand letters, liens on your house, and finally foreclosure. It’s not worth it! What
does the HOA do about neighbors who don’t properly maintain their
property? PMG and the HOA periodically do property inspections and send notices on violations. The City of Richardson also has a new Neighborhood Services Program that issues fines to anyone violating the City's minimum standards. The Wyndsor Estates HOA participates in this program.
